The group increased its portfolio 4.1% to £2.8bn, with net rental income rising 4.2% to £136.7mln.

Primary Health Properties' fits this bill given that its shares yield a chunky 4.7% (on our current year forecast), with the dividend having increased every year over 26 years, and the business having a 90% government-backed rent roll. In addition, a quarter of the rent roll is inflation-linked.
